What Does StarCreek Need?

ExPow is a charity formed on this question. It’s the one that started it all. What do our neighbors need? Who is in need right now and how can we help? They were simple questions to ask but the impact of the response was and still is incredible.

The core idea is simple. LOCAL people solve LOCAL problems with LOCAL resources, to expand access to *[THE GOOD LIFE] to EVERY person in EVERY community by strengthening, connecting and inspiring LOCAL women to mobilize their community to close gaps in local need.*[THE GOOD LIFE] Living life on their terms -happy, healthy and empowered to do and be whomever they want, surrounded by the unconditional love, respect, and support of their families, friends & communities.

When Ideals Align

When Kelly heard about what these amazing women were doing in the community, she wanted to help. She turned to her team at, The Kelly Pearson Group for help. Her team, just like Kelly, is made up of women and men who each have a strong foothold in their communities. They were instantly onboard as well.

Working with ExPow just seemed natural since the ideals of both companies align together so well. ExPow believes that nothing is more powerful than a determined woman in pursuit of a better life and future for herself and her family, except maybe an army of determined women, united, supported, confident and armed with the skills and connections they need to ignite a spark that leads to action and progress.

The Story of Expow

Allen neighbors Kate Slaughter and Shanna Schiavon met at their kid’s bus stop in 2010. Soon they shared play dates, family vacations and discussions about community and societal struggles. Like many, they were doing what they could to make a difference; grabbing a few friends and volunteering, serving on Boards and committees, planning and attending charitable events and collecting everything from school supplies to prom dresses.

Before long they realized that not only was uniting women for good, fun and fulfilling, it was a recipe for real impact. All they were really doing was connecting the dots – connecting people, programs, charities and resources in their network, to help charitable endeavors. They got to thinking… Could they expand this model to be more impactful? Connect more women, connect more dots? They imagined collaborating with other women to harness and grow all of this goodness exponentially. With this eXponential Power of Women, EXPOW was born.

When women care about something, we tell a few friends, who tell a few friends and before you know it, the exponential power of women is in motion.

Decluttering seems like such a daunting task. It’s overwhelming and, for many of us, sounds about as much fun as giving a lion a dental check up sans tranquilizer. It really doesn’t have to be though, if it’s done right. ,The new year is just around the corner and while we’re not saying you should declutter a home between now and 2022. We’re saying use 2022 as the time you start now to get your space into the shape you want it to be.

It’s so important that the space you live or work in feels good to you!

Here are seven simple hacks to declutter you space. The secret? They’re simple and can become a part of your daily life instead of some overwhelming task you have to plan for and dread.

Seven Decluttering Hacks

No. 1 Take Out the Trash

Grab a trash bag and just walk through the space throwing away anything broken, damaged or actual trash.

No. 2 Think Small

Cardboard boxes can take up a lot of space, so removing them changes the way you view a room, After that, pick one small area to tackle, like a drawer, in order to ease yourself into the work.

No. 3 Out with the Old..

Whenever you bring a new item (especially clothing) that you buy many of into the house, you make a rule to throw out an old piece of the same kind of item. How do you know which item to chuck? Here are some questions to ask yourself.

  • Do I use this regularly?
  • Occasionally?
  • Seasonally?
  • Annually?
  • Will I ever use this again?

No. 4 1,2,3 Go!

This box is for things that you can’t or don’t want to get rid of, but that you aren’t in need of on a day-to-day basis (think things like seasonal decorations). Remove your donate and discard piles “right away, at least within 48 hours after your purge, so you’re not tempted to pull something back out that you’d decided to part. with,” Ford Goldson notes. Then, and only then — when you’re left with what you want to keep — do you get to do the fun part: storing and organizing everything so it’s aesthetically pleasing.

No. 7 Give Yourself Time

Clutter will start to accumulate, even for vigilant homeowners who are consistently tidying up. Rather than letting the clutter frustrate you, accept that it’s normal—and commit to occasional “mini-declutterings” and cleanups (whether that’s once a month or once a year) to keep a mess-free home.

Lynda Roundtree Attorney Turned Star Realtor Talks Finance

Finance and mortgage are two subjects our Attorney turned Rock Star Agent, Lynda Roundtree, studies closely. She’s particularly watching the finance aspect of home ownership, including the sometimes uncomfortable subject of forbearance.

Loan forbearance occurs when your mortgage service or lender allows you to do one of two things. You can temporarily pay your mortgage at a lower payment or pause paying your mortgage for a specific period of time. You will have to pay the payment reduction or the paused payments back later.

The pandemic and unemployment factors have factored into the way forbearance is handled.

Lynda found that in February 2021, five percent of the outstanding 53 million mortgages were in forbearance.

The good news is that this is the lowest rate in 10 months.  

Those loans have an unpaid balance of $532 billion.  It’s uncertain as of now whether that amount will drop with conforming borrowers given the right to extend their plans.

Forbearance vs Credit

Why is this important? Homeowners need to know how COVID-19 related forbearance should be handled, especially when it comes to credit.

The CARES Act stipulates that mortgage servicers “shall report the credit obligation or account as current” on any loan that goes into COVID-19-related forbearance.

But, as HousingWire’s Kathleen Howley reported last week, some borrowers were seeing notations on their credit reports like “Account in forbearance, payment deferred.’’

Forbearances peaked last May at 8% of mortgages.

    Lynda’s Amazing Story

    There are some fundamental truths in life, especially when it comes to success. Like the old adage, there’s no substitute for experience. It’s also true that you can’t fake determination. A person lacking either or both has very little chance of personal or professional success. On the other hand, what happens when someone decides they want to be the ‘best’ at their career, be it teacher, doctor or attorney?  They need the later (determination) to gain the former (experience) to work their way to the top.

    Knowing that truth can bring you to the top of your game.  It’s one formula that works every time.

    It’s also always been my goal. When I decided to practice law, I made it my mission not just to practice till I got it right. I was determined to practice till I couldn’t get it wrong.

    The Right Road

    The initial decision to become an attorney wasn’t one I made lightly. It was the right road for me at the time, but it wasn’t an easy road.

    You don’t become a lawyer overnight and law school was hard. The school I attended had very high standards for its students. I liken the experience to boot camp, except 30 times longer! It was three years of an immense amount of reading and studying until you had absorbed the material.

    Note-taking in law school should be an Olympic sport! Outlining, writing legal memos and briefs, learning trial advocacy skills and more all added up to the pressure of just one chance.

    You had one shot.  Three years ended in one final exam as your only grade.

    Class time was a real treat. I’m not talking about some scene out of ‘Legally Blond’ either. You know, the one where you bring-your toy pup in your designer bag to class and impress your professor with one quick-witted answer.

    No. That’s the Hollywood version. The real-life version is different. When called on you were expected to stand and be prepared to answer a myriad of questions from the professor about any of the assigned reading for that day. Failure to be prepared for class meant an automatic half grade reduction in your final grade.

    Rubber Meets The Road

    There was a good reason for it all though. You need to train to think like a lawyer. That is, to acquire the ability to analyze large amounts of information, identify relevant issues, craft arguments, support a position, negotiate, and draft documents that protects your client’s interests, whatever they maybe.

    These skills helped me succeed in my niche as a litigator – an attorney that does trial work.

    I started in Chicago as a litigator/in-house counsel for the largest regional bank. I worked at a respected boutique litigation law firm in the city. It was here I gained the experience and put into practice every skill and piece of knowledge I learned in law school.

    A New Career Calls

    Time went by in Chicago and I had worked on commercial-leasing transactions for large office buildings. My skills and experience expanded.

    My reputation grew such that I opened my own practice.  Here, I diversified.  My client-base began to change from corporations to individuals.  I started partnering with various real estate agents to handle their transactions.

    You see, in the Midwest, sales of residential real estate use lawyers during the transactions.  It’s much the same process as commercial transactions.  The difference was, these were homes.  Families were involved.

    I reviewed contracts, negotiated amendments and repair issues. I considered becoming a title agent as well, but then my husband was relocated to Dallas. When I opened my practice in Dallas, I knew that I wanted to continue working in real estate and handled commercial transactions for several doctors.  I also opened a fee attorney office for Lawyers Title.

    The more my fee attorney business grew, the greater my interest became in selling real estate.  This felt like where I belonged.   I knew the contracts back and forth,   I understood the entire transaction including the title aspect.   Counseling and advising clients on their options was another one of my strengths.

    It all made sense!

    Certain things about me knew I would make a good Realtor.  It’s important, for instance, for me to be involved in my community.  I took a good look at myself.   When I put it all together, the leap to selling was logical.  First, I loved residential real estate. Second, my interest in helping families gave me great satisfaction.  Third, my pride in being a good citizen meant I care for the neighborhoods I sell.

    My time practicing law has proven invaluable as a real estate  agent!  There’s my ability to spot issues before they arise and to understand the complexity of a transaction and a contract.  It works the same for state promulgated forms, builder forms or contracts specifically drafted for a specialty sale.

    There’s also the fiduciary duty that is owed, the importance of protecting a clients’ privacy and the ability to place the client’s interests at the forefront of each transaction.

    A real estate transaction is for many clients their largest financial transaction. Why wouldn’t you chose the strongest representation possible?

    Then there’s the other side. There’s that intangible side that no facts, figures or forms can cover.  It’s the side that makes you worry when you think about moving.  Money, homes and furniture can be replaced if you make a mistake.

    The people you love are irreplaceable.

     They’re the ones I want to help you protect and make happy as you make these large financial decisions.  Out of all the reasons I chose residential real estate, this is the biggest one.

    I can have:

    • Experience drafting multi million-dollar commercial real estate contracts.
    • Experience drafting loan documents and transactions involving seller financing.
    • Owned and operated a title insurance company prior to selling real estate.

    But I can also say that I care about you, and the people you care about…and mean it.

    It was, in reality an exterior set located on “Blondie Street” on the Warner Brothers backlot in Burbank, California.

    Interiors were also shot at Warner Brothers Studios and, like in the movie, Todd and Margo’s house is really next door.

    Ending with, perhaps, the most beloved Christmas classic, It’s a Wonderful Life’s sprawling Victorian home is another piece of movie magic constructed on the RKO Ranch backlot.

    However, the Martini home in the film still exists at 4587 Viro Road, La Canada Flintridge, California. This charming home features just under 2000 square feet and sold in June of a few years ago for $1.625 million.
